April is a fun month of birthdays in my family – my dad’s is the 25th, mom’s is the 27th and I’m the 28th. My dad is turning 70 this year, so if you know him and see him around, wish him a Happy Birthday!
Real estate has been picking up as we move into spring. Whistler had 51 sales and Squamish saw 46 sales in March. In Squamish, this number is up significantly from the 20-25 sales per month experienced over the past 12 months; however, it is still below the 5-year average of 60 sales in March for the years 2018-2022. Of these sales, 85% went for under asking price, 11% went for asking, and 4% went for over asking.
In Whistler, the 51 March sales is in closer alignment to what’s been experienced over the past 12 months, however the 2018-2022 average number of sales for March is 71. Of these sales, 76% went for under the asking price, 15% went for asking, and 9% went for over asking.
The trajectory of prices appears to have changed. Over the past couple months and across the Sea to Sky, prices have stopped declining and are slowly going back up according to the MLS Home Price Index (see graph below).
