Market Update

Squamish saw 42 sales in June, which is below the 5-year average of 50 June sales. Of these sales, 5 went for over the asking price, 6 went for asking, and 31 went for under the asking price.

In Whistler, there was 30 sales in June, which is below the 5-year average of 44 June sales. Of these sales, 1 went for over the asking price, 2 went for asking, and 27 sold for under the asking price.

Overall, the market is in a weird spot with no momentum in either direction. The big headline news remains that listings are coming on at a faster pace than buyers are buying, and that this is allowing inventory to build up. Typically, this is where we’ll see some price declines, but it will really depend on how motivated the sellers are.

If the Bank of Canada continues to cut rates, the slight advantage that buyers have right now could disappear quickly. There’s a lot of pent up demand from two years of muted sales volumes, and when these buyers get off the fence and come back into play, things can shift rapidly.
