Market Update

I hope you had a lovely Thanksgiving weekend and had the chance to enjoy the beautiful weather before the rains arrived yesterday!

In Whistler, there was 40 sales in September, which is lower than the 5-year average of 59 sales in September. Of these sales, 3 went for over the asking price, 2 went for asking, and 35 went for under the asking price.

Squamish had 29 sales in September, which is below the 5-year average of 45 September sales. Of these sales, 5 went for over asking, 3 went for asking, and 21 went for under asking.

Market conditions are generally holding in both markets and recent interest rate drops have had little impact. The market is chugging along at a relatively muted pace and I don’t anticipate any major shifts, in either direction, anytime soon. As interest rates continue to come down, affordability will improve and this should bring more buyers back into the fold. Click here for an informative and somewhat entertaining read about possibilities for mortgage rates and a quick explanation of a new mortgage policy recently released by the federal government.

Both Squamish and Whistler remain fantastic places to live and play, and investments in either location are likely to do well over the long term.
