Market Update

Hope your 2025 is off to a good start. I keep thinking of all those poor souls in Los Angeles who started the year with high hopes, only to have their entire communities burn down. I also can’t help but think about all the cool stuff that people like Mel Gibson and Anthony Hopkins had probably collected throughout their lifetimes, and which is now lost. Makes me appreciate that my house didn’t just burn down with all my worldly possessions, I’ll tell you that much!

Whistler saw 35 sales in December, which is pretty close to the 5-year average of 41 sales in December. Of these sales, 33 went for below asking and 2 went for over asking.

In Squamish, there was 17 sales in December, which is significantly lower than the 5-year average of 40 sales in December. Of these 17 sales, 2 went for the asking price, 2 went for asking, and 13 went for under the asking price.

As we look to the year ahead, the outlook is about as clear as it was going into 2024: not super clear. We’re not in a recession and the sky certainly isn’t falling, but we’re also not going anywhere too quickly these days. The wildcard is whether the orange creepy man will live up to his name and lay down the Trump card by slapping large tariffs across the board on our country. I don’t think anyone really knows what the effects of that will be. If the economy struggles hard, the Bank of Canada will likely be forced to cut interest rates more than they want, as it remains one of their only major tools to stimulate our economy in a meaningful way. Any restraint on this front will be based in the recognition that our country has become much too dependent on real estate for our economic well-being, and that it is not only unsustainable, it is diverting smart people and resources away from other industries which need to constantly innovate to stay competitive.

If you haven’t seen it yet, I recommend watching Mark Carney’s interview on the Daily Show with Jon Stewart. There’s hope for us yet! His campaign team needs to recommend more plaid and a little less class, and maybe, just maybe he’ll be able to bridge the unproductive division we’re seeing in our politics these days. That would be super.
