Market Update

I hope you’ve been well and have been enjoying the long days and beautiful spring weather!

Despite what the national headlines say, the real estate markets in Squamish and Whistler have returned to balanced and healthy territory.

Squamish had 54 sales in May, which is similar to the 5-year average of 53 May sales. Of these sales, 6 went for over asking, 6 went for the asking price, and 42 went for under the asking price. The average number of days it took to sell a property was down to 20 (compared to 27 in 2024 and 34 in 2023), and prices continued their steady increase back towards the highs seen in early 2022 (see graph below).

Whistler had 45 sales in May, which is slightly below the 5-year average of 50 May sales. Of these sales, 3 went for over the asking price, 2 went for asking, and 40 sold for under asking. The condo and townhouse markets continue to be the most active segments.
